DOCUMENTS TO BE PROVIDED WHEN REAL ESTATE ASSESSMENT ARE INVESTMENT PROJECTS

1. The legal grounds for conducting price appraisal

- Appraisal request: must state the general, basic elements of the real estate; purpose to evaluate

- Decisions of the Provincial Peoples Committees on: Approving the conversion of land use purposes; Land acquisition; Allocating land to investors to implement investment projects.

- Other documents showing ownership of real estate and documents agreed by competent authorities, permitting valuation (if any).

2. Technical property profile file

- Detailed planning of 1/2000 scale by the competent authority.

- Decision of the Provincial Peoples Committee on approving the detailed construction planning of 1/500 scale of the project, - Map of the location of the land parcel,

- Investment project report of a design consultant.

- Types of documents issued by departments and agencies on agreement and suggestions on investment projects (if any).

- Types of agreement documents on electricity, water, fire protection and drainage .... of the project

 - Documents proving the Investors financial capacity.

- Results of basic design appraisal by Department of Construction,

- Decision of the Peoples Committee of the province on approving the project construction investment project of the investor,

- Construction permit, construction design drawing, total investment estimate,

- Other documents showing the legal and technical aspects of the project (if any)

3. Documentation, legal features of property

- Business registration license of the investor (copy)

- Certificate of land use rights, ownership of property (for real estate that has been granted the Certificate).

- Contracts to buy, sell and lease real estate (copy).

4. In the case of legal documents, technical documents are not clear

In the case of legal documents, technical documents are not clear, there is a lack of basis to conduct price appraisal. Appraisers must immediately notify customers and clearly state the purpose and requirements in the appraisal of prices.
